Exmouth Service Workers Accommodation provides rental accommodation for service workers in need of affordable housing.

Exmouth Service Worker Accommodation has been developed to support greater affordable housing opportunities for workers in Exmouth.

Individuals working in the service industry or businesses providing services to the local community that are looking for suitable accommodation for their workers can apply for this housing.

The housing is available for permanent residents earning low-to-moderate incomes who are employed locally in non-mining industries.

Online applications

Applications are being accepted from individuals working in the service industry or businesses providing services to the local community nominating employees. Both the individual and the employer must meet the eligibility criteria. Please refer to the eligibility criteria for further information.

After completing the application, your eligibility will be assessed and the application prioritised. If you are successful, you will be offered an occupancy agreement for your consideration.

Eligibility criteria

Do businesses or individuals apply for Exmouth Service Worker Accommodation?

Applications are invited from service worker businesses and individuals (employed by service worker businesses). Businesses, their employees and individuals must all satisfy the eligibility criteria to be offered housing in the Exmouth Service Worker Accommodation development.

Individual eligibility criteria

All applicants must:

  • Demonstrate they are Australian citizens or eligible to work in Australia.
  • Demonstrate at the time of assessment and allocation their combined gross household assessable income is within the range of a low-to-moderate income household in Exmouth.
    • Combined gross household assessable income is the sum of all income for all members of the household which is of a continuous or regular nature, generally received for a purpose of meeting ordinary living expenses, before tax and other deductions.
    • Service workers would be eligible to apply if their gross household assessable income is between $40,589.50 and $97,414.80.
  • Demonstrate they do not own residential property within 50km of the Exmouth Service Worker Accommodation.
  • Demonstrate they are not eligible for other employee housing programs.
  • Disclose the names of any other individuals, including family members that will also occupy the premises.
  • Demonstrate they are employed by a service worker business that provides services to the broader Exmouth community, and not solely the resource sector.
  • Demonstrate that the service worker business generates local employment of at least one full-time position consisting of a minimum of 30 hours per week, or
  • Demonstrate that they are self-employed in a position which entails: providing services to the broader Exmouth community and not solely the resource sector; their self-employed position is of at least one full-time position consisting of a minimum of 30 hours per week.
  • Be willing to implement an arrangement to pay any existing debt they owe to the Housing Authority, if applicable (the Housing Authority operates within the Department of Communities).

Businesses eligibility criteria

In addition to the above, businesses must:

  • Demonstrate they provide services to the broader community and not solely to the resource sector.
  • Generate local employment of at least one full-time position consisting of a minimum of 30 hours per week. 
  • Require the service worker employee nominated to provide full disclosure of household members including proof of income and identification, as part of the application process.
  • Demonstrate they have a current need for service worker accommodation.
  • Demonstrate that any residential property owned by the business in the town is, and will continue to be, used for employee housing.

What supporting documentation will I need with my application?

To confirm your eligibility, we may request you supply supporting documentation such as:

  • A statutory declaration which captures the eligibility criteria
  • A business registration certificate 
  • A copy of Australian residency certificate or relevant visas
  • Two forms of identification for each household member
  • A current employee contract 
  • Copies of recent pay slips for each household member

How will applications be prioritised?

When prioritising eligible applications, consideration will be given to:

  • Combined household income
  • Established need for the services provided by the worker and their employing business
  • Type and scope of services offered by the business h Consequence to the individual or business if not allocated housing
  • Other housing/funding options available to the business and/or their employee
  • The number of properties already allocated to a service worker business

How much rent will I have to pay?

Service worker businesses will be charged market rent.

Where a service worker business leases a property on behalf of a service worker employee, it may choose to subsidies the rent, however, it may not charge its service worker employee more than the rent set by the Housing Authority (the Housing Authority operates within the Department of Communities).

Rent for service worker employees will be charged the lesser of either:

  • 30% gross assessable household income; or
  • Market rent
